Who may be eligible

Eligibility is decided by California Department of Veterans Affairs (CalVet) Home Loans or the agency it assigns to review applications. The points below are a practical screening guide, not an eligibility decision.

  • Purchase an eligible primary residence in California and occupy it as required.

Documents to gather

Exact paperwork varies by applicant and the agency may request more. Start with copies rather than giving away originals unless the agency specifically requires one.

  • Recent income, employment, tax, bank, asset, debt, and housing records requested by the lender.

How to apply

  1. Review current products and rates on the official CalVet site and contact a CalVet loan originator.
  2. Complete military-eligibility and mortgage prequalification before relying on a purchase budget.
  3. Submit the full loan application and requested income, credit, asset, and service records.
  4. After selecting a home, submit the purchase contract and complete appraisal, inspection, title, and insurance requirements.
  5. Review the Loan Estimate, closing disclosures, contract terms, payment, taxes, insurance, and total cash needed before signing.

If an online form fails, use the listed telephone, mail, or local-office option. Ask for an accessible format, interpreter, relay service, or other reasonable accommodation when needed. Never pay a third party merely to reach a free government application.

What happens after you apply

Prequalification is not final approval. Underwriting evaluates the borrower, property, title, insurance, and product requirements before CalVet authorizes closing.

  • Respond quickly to document conditions and keep copies of every disclosure.

  • “No down payment” does not mean no closing costs, reserves, taxes, insurance, inspections, or repairs.
  • CalVet eligibility does not guarantee credit approval or that every property is acceptable.
  • Avoid wire fraud: verify closing instructions through a trusted known telephone number before sending funds.

Program names that sound similar can have different financial, medical, service, residency, discharge, or enrollment rules. Confirm that every form and portal belongs to the program on this page.
